Your garage floor has a variety of uses; from basic wear and tear, to oil stains, salt damage, cracking and concrete damage, it definitely takes a toll. The simplest way to protect it from stains, deterioration, and surface damage is to apply a floor coating. There are numerous options available today, but choosing one that is suitable for your needs can become overwhelming with options, tile, epoxy, urethane, polyaspartic, polyurea; which is best?

Tile
Tiles are a great option for a small area, but will not prevent moisture or dirt from getting between your floor and the tile.

Epoxy
Epoxy tends to be a great option as a DIY or in your basement, but tends not to last much more than a few years. Even applied by a professional, these products need constant maintenance and need have a top coat reapplied yearly. An epoxy is also a solid and does not allow flexibility, so it will allow cracks to open up, allowing for additional concrete damage. A urethane is a great alternative to an epoxy, with more resistance and strength.

The next option is a polyaspartic, which can vary from company to company, but is a great product for all the things we are looking for: durability, longevity, sustainable, and easy to maintain. These products are generally done in 1 day, compared to other products that can be 2+ days to install.
