As the leaves
begin to turn colour, the air gets crisper, and families settle back into a
routine, fall becomes an excellent market to sell your home. With low inventory
and higher demand, we are in an optimum time for your home to hit the market.
If you’re
thinking of selling your home and not sure where to start, have a look at these
great tips to help you prepare & sell your home!
1)
Get that rake out! When the leaves fall and other debris hits the
ground, it's important to showcase your yard as best you can. Invest in a good
rake or leaf blower to make the task easier. Cut away dead flowers, tuck away
the water hoses, and clip back any trees or hedges that are preventing good
light from entering the home. Just don’t overdo it with the pumpkin leaf bags
on the front porch!

Wash the windows and exterior of your home. Get out the pressure
washer and give your home a thorough exterior clean. Tuck away all deck
furniture and other summer items such as hammocks, outdoor area rugs and so on.

Decrease the signs of pets. Fill in the yard holes, fix up the dog
house, and most importantly, get rid of the bathroom business! Keep kitty
litters fresh & vacuum the dog hair. While we all love our fur babies, not
everyone else will. Therefore, do try and take your pet out of the home when
the house is being shown. This will allow the buyer no distractions while they
view the home.

Clean the furnace. One of the first things potential buyers love
to check out is how well you take care of your furnace. Proper maintenance
includes regular cleanings by a licensed professional and changing your furnace
filter every few months. With extra dander and dust floating around from
farmers harvesting, it’s always a great idea to check on your furnace and
filter. Show those buyers how well you maintain your home!

Declutter! Decluttering and organization is a super way to prepare
for your big move. Not only is all the junk and items you never use recycled or
thrown away in the trash, but half of your packing is done! Box up the items
you won’t need over the next couple months, label the box, and stack it neatly
in your garage or storage area. Moving day will be a breeze and you won’t have
to pack along any unnecessary items to your next home.

Repaint. If you have the extra time and budget, a fresh coat of
paint is a great way to maximize the value in your home. Just be sure to pick
neutral, basic colours. It is typically best to have the same colour throughout
the home… which brings us to our next point…

Update your home décor. To keep it budget friendly, invest in the
basics. A few throw cushions, duvet covers, place mats & accents pieces
will go a long way. Not only do these items make a home look great when
staging, but they are fully useable for your next home! Keep your décor
relevant to the season. Should you need to hire a stager or interior designer,
ask your realtor! Most agents will have a circle of professional contacts who
specialize in these types of things.

Freshen the air! Make your home smell fresh & inviting with
autumn scents such as pumpkin, cinnamon or cloves. Candle warmers are a great
addition to the home. Not only are the scents amazing, but you can get cute
warmers that match your home décor.
9)
Keep the house cozy & inviting. When your realtor is showing
your house or hosting an open house, leave the fireplace turned on if it’s a
chilly day. Put on some light, quiet music. Lastly, sweeten the deal &
leave home baking on the counter for potential buyers to enjoy. Let the aroma
of your freshly homemade cinnamon buns fill the air & entice your buyer.
